40 Acres Guest Farm, located in Magaliesberg, is a self-catering (full service optional), simply luxurious villa designed for seamless indoor-outdoor living. Spanning 16 hectares of serene tranquillity, all to yourself, the villa was designed by REIS Architects. The main bedroom is a true sanctuary, featuring a king bed, double basins, an indoor shower, an outdoor shower, a luxurious bathtub and an inviting fireplace. The guest bedrooms, though smaller, remain spacious — two are equipped with comfortable queen beds. The fourth bedroom features a bunk bed: the top bunk has a double mattress, the middle bunk a queen mattress, and the roll-out bed below a double mattress. Three of the bedrooms open directly onto the garden, while the fourth offers a charming bay window overlooking the garden and the peaceful stream.
The light-filled, spacious open-plan kitchen, dining and living area features slide-away doors on both sides, seamlessly connecting the courtyard and terrace. The dining table comfortably seats 10, with an additional 10-seater table on the terrace for outdoor meals. The well-equipped self-catering kitchen includes a gas oven with a five-burner hob, two refrigerators, a dishwasher, a washing machine and an abundance of cookware, dishware and utensils.
The 12-metre, unheated natural saltwater pool is ideal for swimming laps or simply relaxing, with an underwater bench running the entire length of one side. A stream flows along the southern and eastern edges of the property, featuring a swimming pond carved from slate, a small waterfall, two picnic platforms and a series of concrete benches. In the mornings and late afternoons the neighbours' cows cross the property, a charming daily routine. Up the hill you will find a large concrete yoga circle and a peaceful meditation garden, and there is a basketball court down by the stream.
The home is fully off-grid, powered by solar panels and batteries. Double-glazed windows keep the house warm in winter, while ceiling fans and sliding doors keep it cool in summer. Complimentary Wi-Fi is available throughout, and free private parking is offered on-site. Please note there is no microwave, due to off-the-grid living.
