Renovated Victorian on a Gardens Cul-de-Sac, Five Minutes’ Walk from Kloof Street
Kohling Street is short, lined with trees and closed at one end, which is why almost nobody knows it’s there. Cars don’t pass through. You hear the wind before you hear traffic. Walk to the top of the road, turn the corner, and you’re on Kloof.
Time Out ranked Kloof Street among the 31 coolest streets in the world in 2025, and the coolest in Africa, placing it at number 22 globally. From this front door that’s a stroll, not a drive: Kloof Street House for Sunday jazz in a fairy-lit Victorian garden, Blondie for Mediterranean sharing plates, Kloof Konbini for a katsu sando, Deluxe Coffeeworks when the coffee has to be right. Park Road sits closer still. The Longkloof precinct there has turned five old industrial and school buildings into shops, restaurants and a hotel, with Café Sofi by tashas on the corner and a public square that has become the neighbourhood’s living room. Checkers, Wellness Warehouse and the Gardens Centre handle the weekly shop.
Jan van Riebeeck High School and the German School are both on foot from here. That combination, quiet street and walkable schools this close to the city, is the part that’s hard to replicate.
The house is Victorian and has just come out of a full renovation. Photography is booked for design and decor magazine editorials. Underfoot, natural limestone laid in a French pattern on the ground floor, and Oregon pine restored rather than ripped out. The original masonry walls are thick enough to hold the temperature steady through a February heatwave and a July cold front, and there are working fireplaces in both the kitchen and the living room.
Off the front of the house, a walled courtyard with a fountain running and fairy lights strung overhead. It’s the part of the house that gets used most in summer.
Three bedrooms. All King XL. All en-suite.
The main bedroom opens onto a balcony facing Table Mountain, with two chairs already set for sunrise and first coffee. The second has a freestanding Victorian bath. The third is a full loft under the roofline with its own mountain views, jute carpeting underfoot and a skylight above the bath.
All three bathrooms are finished in Italian marble with solid brass fittings. A guest loo serves the ground floor.
Parking is off-site. Long-term bays can be secured a short walk away at the Canopy Hotel end of Park Road.
Also included: inverter backup, fire alarm, and a monitored camera and alarm system.
A restored Victorian on a cul-de-sac this quiet, this close to Kloof, comes up once or twice a year. Viewing by appointment.
